Step 1 – Selecting an estate agent

Once you have decided to put your property on the market, your aim, of course, should be to sell in the shortest possible time at the best possible price. First and foremost, an accurate valuation is the key to this. Get this wrong and you can languish on the market for months. Always choose an estate agent that uses their local knowledge, backed by hard evidence, to arrive at an accurate valuation for your property. If you are trying out a selection of agents before making your final selection you will quickly find out who wins in this area and also get to know their ability to represent you and the sale of your home. Of course the quality of the marketing packages (always to include professional photography, high quality floor plans and wide print and online advertising) and any proactive approach will add to the quality of agent you select.

Step 2 – Choosing a solicitor

Whilst this may be seem straightforward, the successful and smooth sale of your property is very reliant on the appointment of an efficient and experienced local solicitor. Do some homework and speak to your chosen estate agent for their recommendations here and you may save time, effort and frustration downstream.

Step 3 – Preparing your property

First impressions and kerb appeal really do count and it’s always advisable to address any overdue gardening, DIY or decorative jobs done before beginning to market your home and accept viewings. Declutter every room and try to avoid having any room dominated by a loud colour scheme – a fresh coat of neutral coloured paint can really make a difference. You also must have a valid Energy Performance Certificate for your property before it can be marketed. At Edwards, we can organise this for you if needed.

Step 4 – Presenting your property

Accurately valued and professionally marketed your property should now be attracting potential buyers. Accompanied viewings are essential if you want to take advantage of your estate agents’ skills, knowledge and enthusiasm in helping you achieve a speedy sale. If you have chosen wisely, they will not only give advice before a viewing but also give good feedback after each and every viewing as they work to secure the best offer.

Step 5 – Receiving an offer

As soon as an offer is recieived, your estate agent will notify you both verbally and in writing, informing you of any special conditions of the offer and the buyers ability to proceed (eg mortgage in principle) beofre you decide whether to accept the offer. Always be aware that the offer may change subject to lender and buyer survey results. There is no legal obligation on either party at this stage.

Step 6 – Accepting an offer

Once you accept the offer, your estate agent will do the following:

  • Prepare a memorandum of sale
  • Write to all parties to confirm the agreed price
  • Ask you to confirm your solicitor’s details

Your solicitor will then issue a draft contract to the buyer’s solicitor who will then begin enquiries. Your estate agent should then advise and negotiate on your behalf throughout this process, keeping you informed every step of the way. There are still no legal obligations on either party.

Step 7 – Exchanging contracts

Contracts can be exchanged once the following items have been confirmed and actioned:

  • Preliminary enquiries following receipt of draft contract
  • Evidence of good titleLocal search queries
  • ​Any specific issues (eg leasehold)
  • Fixtures and fittings included in sale
  • Buyer’s mortgage offer

Your solicitor will then issue a draft contract to the buyer’s solicitor who will then begin enquiries. Your estate agent should then advise and negotiate on your behalf throughout this process, keeping you informed every step of the way. There are still no legal obligations on either party.

Step 8 – Completion

On the agreed day the remaining balance (usually 90% of the purchase price) is transferred from the buyer’s solicitor to your solicitor and when cleared, your estate agent will be authorized to release the keys to the buyer. At this time any outstanding mortgage is settled on your property. You can then take a very short breather before paying any estate agent and solicitor’s fees. Congratulations, your property is now sold!
