Inventory Check Out Fee £50 NO VAT (if required & deducted from final months rent)

Gas Safety Certificate: £50 inc VAT; £41.67 plus VAT

Electrical Safety Certificate: £150 NO VAT.

Energy Performance Certificate: £70 NO VAT


A tenancy agreement is a contract between landlord and tenant. The quality of the tenancy agreement used can have a direct impact on your ability to make a claim on the tenant’s deposit, to hold them liable for rent, utilities and to ensure any notices are correctly served or received.

For this reason, we can provide you with a standard tenancy agreement but you should take legal advice to check whether it is appropriate for your circumstances.

Rental payments

Our system allows us to transfer the rent to your nominated bank account usually within 24 hours of receipt. All transactions are copied to you via email and duplicates can be supplied upon request.


The deposit for a let is usually equivalent to one month’s rent. We are legally required to register a deposit for an Assured Shorthold Tenancy every time a tenancy is granted, extended or renewed. Failure to do so entitles the tenant to make a claim against the landlord and the penalty for non-compliance is up to three times the deposit value. For Assured Shorthold Tenancies, the deposit will be registered with Landlords and lettings agents who take a deposit in England and Wales must protect it within 30 days of receiving the money from the tenant.
